I have been a builder since leaving school in the early 1980s. I served a 4 year/8000 hour apprenticeship and have worked in the industry of home construction for nearly 30 years. I don't beat around the bush when it comes to reports. I pride myself on honesty and interegity. I can offer you a lot more than a generic building report. I proffer ideas at consultation, on the spot ball park figures, free quotations which can be backed up with work being undertaken and completed. David says: "Robert was able to do a building inspection at very short notice on a house we are buying. The communication was excellent. Beforehand he emailed me a run-down of what to expect, and before 22:30 after the inspection he'd emailed me the report which was easy to read and understand.
His inspection was thorough and professional, and talked through exactly what he was checking and answered any questions. Faults were identified and given on the report along with an estimate on what it would cost to repair. He gave advice on cheap improvements we could perform ourselves and was also happy to talk through the feasibility of future modifications to the house we were thinking about.

Tara says: "My partner and I had the pleasure of having Rob work for us on two occasions, The first property we put an offer on Rob found a few things that he immediately brought to our attention, the property report was very thorough and I also went through the house with him at time of inspection (which was very helpful, Rob pointing out things that could be done on the property in the future to increase value) due to a few things Rob found wrong with this property we did not go through with the purchase.
We then however found another property that we loved, we had Rob do our property inspection again, He has done another fantastic job, finding a few things we would not have seen ourselves on this property - which we are currently dealing with.
Fingers crossed that ourselves and the vendors can come to an arrangement. :)

He did a reasonable job of pointing out things to be fixed & provided quotes, but he missed out on one major thing i.e. he did not detect the presence of BORER in the house, something which is now requiring us to spend money on to get treated. If Rob had told us about borer then we could have negotiated the cost with the vendor or decided not go ahead with the property.
To conclude - Rob maybe a good builder but in my opinion he isn't a great building inspector."

He went with us through the properties, explained very detailed what he was looking at and why and made good recommendations for maintenance and improvements. This gave as a good idea of how much more we would had to invest. Also, Rob being an expert in repiling was a big plus when we looked under the houses.
Though the written reports were a bit plain and didn't include all the details we spoke about, together with the walk-throughs he gave us, Rob's inspection served our purposes very well. I'm sure, if you need more details in the written report, he is happy to do it for you.
