    "Our stay at "Le Chalet" was comfortable, what we needed for our four day break. We had everything we required. The unit was clean and warm. We had a good view of the mountain the second day and thereafter. We found the people in Ohakune very friendly and helpful. The manager for "Le Chalet" was a gem. Nothing was too much trouble for her and made our stay even better."

    "Ok to deal with but linen charges and bond makes it less attractive to book through compared to Bookabach or Holiday Homes. Fantastic stay at Kuratau cottage with everything as described. Prebond conditions and having small print re subjective charges make me look at booking through other agencies first, but our experience with the actual property and property owner were excellent. Website needs to be easier to navigate for past bookings and changes. Bit much hassle for me - would use if i had to, but not preferred."

    "We have stayed at Dillion Delight in Waihi Beach multiple times and we love it. The bach is in a great location one street away from the beach. It is in great condition and always clean. It is comfortable and has great facilities. Our teenage son loves the sleepout and the large choice of DVDs available. The property manager Diane is very professional and extremely friendly. She goes out of her way to make sure we are happy and have a great holiday. We are looking forward to staying there again soon."

    "I would complain the ridiculous cleaning fees deducted from our bond!!We have stayed in a Napier holiday home for 2 nights and we have spent almost an hour cleaning it after we have checked in? the house smelled odds and there were dust everywhere, the washing machine is too dirty to use, the water shows dark grey when we firstly mopped the floor....., we have spent nearly an hour in cleaning the house before we left and carefully took some photos just in case Something goes wrong so we can have evidence to show our cleaning job!! I don't believe the property manager has to spend 60mins in doing extra works as advised from the email. We have attached the pictures as proof of our cleaning works in my complain email to [email protected] however they never replied!!! Will avoid Bachcare in the future!!"

    "We will never book with Bachcare again. Queenstown apartment we booked was FILTHY. Had to clean it before we could be comfortable, and emptied the vacuum bag 3 times, it was so dirty. The duvet was covered in human hair, it was so dirty that we had to buy a new one. They insisted it was "laundered regularly". Thank goodness we opted not to pay the linen charge and instead brought our own linens! We rented this property specifically because they charged a $75 cleaning fee that was not optional, and we assumed it would be clean. After many emails, they agreed to refund our cleaning fee. It was also misrepresented - the website stated the property had 2 toilets, and there was only one. It has been 3 days and we still haven't received our $200 deposit back - will post again regarding this outcome. Too many fees, terribly kept property ... shame. The property's only redeeming quality was that it was close to town."

    "A group of 4 of us stayed at a Bach at Raetihi earlier in July this year. The house itself was cold even though the heaters were at full blast, thus we asked the Bachcare manager who happily supplied us with both an extra heater and some fire
    starters for the fireplace. The place was clean and tidy, so I thought.
    On our departure, we cleaned and tidied and "left the place as we found it." But we were surprised that a "cleaning fee" was deducted from our bond, because of "cleaning services" supplied by Bachcare - including general mop, cleaning of mirrors and surfaces, toilet and shower drains. My complaint is because this is beyond what you would expect from "leave it as you found it" intention. Furthermore, the shower drain had fragments of hair from previous users, so I did not see why we were being charged something that was not clean in the first place. Other charges included topping up wood for the fireplace. Seriously? I would have expected that simple things like this would be included in STAYING at a Bach. Upon emailing emailing bachcare, they were NOT understanding, and unwilling to hear or negotiate. It's sad to see that bach's are being lost to companies like bachcare, who would charge an arm and a leg simply for staying at beloved baches.

    "After completion of paid booking using any other company, we have never been read a particular Term and Condition Clause back to us via email, stating we can have no parties or events. Then they began asking for first and last names of our holidaying group, we provided all the required information and reminded them we were well aware of the T&Cs and it's not common practice to read them back to us after we have already once accepted them. They then began to reserve their right to decline our paid booking because of the "house type, dates and demands of the local environment" all based off of our names, because I cant see why we were declined for any other reason. Now we've missed out on booking opportunities and won't be refunded our money for another 5-10 working days, so will continue to miss out and our holiday is basically ruined. Wouldn't recommend using this agency ever."

    "Stay was nice, and holiday manager was friendly and helpful. It was the second time we used Bachcare. While Bachcare definitely has a wide range of holiday home options to fit different needs (including pet-friendly homes) and some very nice ones, it wouldn't be my first choice to go to for a holiday accommodation, simply because of the many stipulations that apply to the guest eg. bond (usually up to a few hundred quid), linen surcharge, pet surcharge, departure and cleaning conditions, visit by holiday manager, and minimum nights stay (to name the most obvious ones) that just doesn't make it a fuss-free holiday in contrast to their marketing tag line ("It's all taken care of"). It might be good for the bach owners, but much less so for the holiday goers. I'd much rather book a bach that took no bond, had no minimum stay or hidden costs, had linen and general cleaning provided, and trusted the guests to use the property prudently like how good honest holiday accommodation used to be. Unfortunately more and more owners are opting to use Bachcare to manage their properties (no doubt for the security and price incentive). I just hope that the management of the company could consider a review of the way they do business to make it more balanced in taking care of the guests' interests."

    "Mike made us feel like we had known each other for years, his amicable nature was appreciated especially after a long trip.
    He was very informative, easy going and had a great knowledge of the area.
    During our stay we had one issue and Mike thought nothing of jumping in his car and coming around to rectify the issue, at night, we were indebted to him.
    Would have no hesitation in renting any property Mike was taking care of he is the ultimate concierge.

    We have stayed at a few bachcare houses now they have all been better than expected. Good descriptions and true!
    Easy and prompt communicate with managers and great simple pay online system.
    All houses were clean and tidy and well equipped. Cleaning included makes leaving day so much smoother.
    We always search their site first for places before any other holiday rentals now, definitely recommend to others.

    "Stayed at Surfers Retreat - Ruakaka for a week with my family. Bachcare was easy to contact before our arrival and house was ready when we arrived. House was very comfortable for us all. Clean and tidy. Just as the photos on the website showed. Kitchen catered for everything and bedrooms were comfortable with plenty of blankets and board games available if needed. House was toasty warm. Location was great. Close to beach and local shop and only a short drive to supermarket and takeaway. Would definitely stay again and would recommend Bachcare and Surfers Retreat happily. Emails were prompt and relevant and bond was returned promptly after the holiday."

    "A lovely modern property, with stunning views of Hot Water Beach. The house is on the hill,above the tourist centre, with direct access to HW Beach via a private path. The house was clean and each room has a gorgeous view of the beach.
    Shaun and Sarah Simpson provided natural, friendly service without imposing themselves on our family. This part of our NZ holiday was easily the highlight and we will definitely return to this wonderful house.

    "We arrived on a Friday night in Hahei for a family wedding on the Saturday. It was an extremely busy time for John, however he gave us brilliant directions, parking details and was there extremely promptly after we arrived. That evening he had something like 22 arrivals. He took his time showing us around the property and didn't rush us through. He explained and answered any questions we had before carrying on his way which was going to be an extremely busy evening for him. He was a wealth of information on the area and how the area had developed, the attractions and the local events. On departure John was again extremely prompt at coming to see us off and inspected the property and again he did not rush us at all. He was the perfect host and wonderful to deal with. I would certainly go back there fore a holiday as he made checking in and our an effortless breeze. Nothing was a bother for him it was great."

    "Won't be booking again! Hired a bach at Papamoa Beach over Easter weekend. Arrived at house - dirty oven, dirty household linen left in laundry, sticky floors in kitchen and bathroom, cutlery drawer dirty, rubbish left outside and either cat/rat had got into. Inspection prior to us leaving the property I was told I was able to complain. When I did (and I provided photos) they said that there basically wasn't enough proof of what I was complaining about. At end of day - I still have my personal integrity - don't know about the person managing the property!"

    "I wish I had read these comments before booking a bach at Matarangi (Matarangi Escape). We left the house immaculate however were accused of damaging a 30 year old second hand glass top of a coffee table. Cost to us for repairs = $280. Cost to replace entire table would have been $50 maximum. We do not believe we were responsible for the damage - where is the proof. No prior inspection was invited. No negotiation, they just take your money. To this day I have not seen evidence of the repair nor a copy of the $280 invoice. They are also terrible at communication and difficult to deal with. Never again will I book via Bach Care. Be warned!"

    "AVOID Bachcare. We hired Harbour Magic in Bream Bay. It appears the owners of this property are not keen to have people "living" in their property. My War Veteran father in law had to use his wheel chair and left slight rubber marks from the wheels on the walls. My husband cleaned the ones he saw off with jiff, but we are being charged to have a painter come and paint as well as 14% handling and $45 per hour for the holiday manager to open and close the place. We were also questioned about scratches on the hob. We utilised their cleaning equipment and pots and pans. This particular house also had a light bulb fall out nearly hitting my husband on the head and burning me. I will NEVER use bachcare again. STAY AWAY FROM HARBOUR MAGIC BREAM BAY"

    "I thought I was the only one but on reading comments on this site it reaffirms that these guys are cheats. Stayed from 18th till 20th July at Pukawa Haven - Pukawa Bay Holiday Home ' holiday home at 81 Hauraki Terrace, Pukawa Bay. Left the place all sick and span. Even texted the holiday home manager to come and inspect before leaving, as was mentioned in the email, that he would. He did not come and later charged me for cleaning charges.

    There are those who shop lift and do petty thefts. These are white collar thieves. Disgusting !!!"

    ""BEWARE BACHCARE" would be a good ad jingle for Bachcare NZ. They are a rip-off, and don't keep their extravagant promises on their website. There is no way to leave feedback on their website, yet feedback singing their praises to the skies all in mid 2013 is on there to deceive unwary clients. The Holiday Manager promises to greet upon arrival, but is noticeably absent throughout the stay, never saw her. They had a mandatory charge of $109 cleaning charge, yet their 2-page contract has a comprehensive paragraph detailing the OPTIONAL cleaning charge of $35 + GST that will be deducted from the $300 mandatory bond if the place is not left in the condition that it is found in. On top is another mandatory $30 internet booking fee, and another set fee for any linen charge, regardless whether 1 or 8 people stay. The place had not been thoroughly cleaned when we entered, and we had to clean food from pots and crockery, and the stovetop (did not check or use the oven) before using them. Several lights did not work, particularly outside ones that were necessary. After reading the contract, we opted to clean prior to check-out and request the automatically charged cleaning fee to be refunded. We were ignored, but upon persevering we got a reply, contradicting their contract, to say that the cleaning fee was mandatory and would not be refunded. When we responded that their contract clearly stated that cleaning fees were optional and could be opted for any time prior to check-out by contacting the friendly-and-ever-present-and-helpful (yet in fact totally absent) Holiday Manager, and that they were legally obligated to their contract terms, they cut communication. They have the upper hand, with our money already in their bank, and scarily, no doubt have our credit card details in their system. They advised that their website had a gliche in it and should have been fixed. But their whole business practice is flawed, and deceitful. This has been an education. We hope that our negative experience, and warning, will avoid others falling into the same trap."

    "WARNING: Avoid Bachcare like the plague.

    We wanted a bach which was pet friendly, and we found the perfect place on Bookabach. I made a booking request through bookabach and then got a reply directing me to the Bachcare website. We have used bookabach for years without an issue, but it was a completely different story with Bachcare.

    First off, they wanted a $170 bond and up front payment with a credit card. I was uneasy about this, but we were running out of options so we went ahead anyway. That was a big mistake. The bach was great and we had a nice week, however when it came time to leave the bach manager turned nasty. She accused us of having our dogs inside. Our dogs had not been inside but she didn't want to know. She threw some linen out the door, pointed at some pet hair and said that needs to be washed and it's coming off your bond. We were dumbfounded as we knew our dogs had been kept outside the whole time. I apologised and agreed to pay for the linen to be washed. She said it would be about $50. We left feeling flat after a fantastic holiday. Our dogs had not been inside so the only explanation was dog hair had stuck to clothes, or towels outside and transferred to the linen inside. 2 days later I get an email saying bachcare have taken $120 out of our bond for cleaning. We were shocked and annoyed as we cleaned the bach from top to bottom to a very high standard. The experience left us with a bad taste in our mouth. I decided to do some searching on the web about bachcare then came across nomorecowboys.co.nz. People talked of having bachcare charging their credit card for various things without permission. I immediately put a stop on my credit card. It turned out to be a very good move, as things went from bad to worse. About a week later I get an email saying the next guests refused to stay because they were hypersensitive to pets and knew dogs had been there before them, so refused to stay. Bachcare allege they had to find them alternative accommodation, and want payment of $1150 from me, or $950 if I paid within 2 days. Needless to say, I told them exactly where to go. I am still getting phone calls and emails from them, so my bachcare experience is still not over yet. Avoid Bachcare at all costs especially if you are booking a pet friendly bach."

    "We booked a bach for a certain event more than 12 months in advance going by the dates on this companies website. We paid a deposit for the accommodation at that time. Wer have booked this same bach for the same event for 4 years. When we got home after this years event we found out Bachcare had got next years dates wrong and had booked the bach to someone else. They offered us an alternative bach which is not what we want, is far away from where things happen for the event and has 1 less bedroom so 1 of our group cannot attend next year. We asked them to offer the alternative to the other people Bachcare had double booked and they refused. It was Bachcares mistake all they had to do was offer the other people the alternative apologizing for their mistake and all would have been well. They wont do this and we are now out our usual accommodation. They had our deposit more than 12 months in advance and wont rectify. Unfortunately we are stuck as there is no more suitable accommodation for the event. Bachcare are useless and unhelpful and just don't care about the renter or owner of their properties as the house we rent is always cleaner when we leave than when we arrive. I doubt they check cleaning processes when people leave. Do not use them."

    "We hire a flat from this company, paid very large fees for everything, including cleaning. The carpet of the flat was not fully clean, I found a few hair in the loo and the first night when we sat on the table my mum notice one chair was loose, so we put it at the end of the table so neither myself, my sister or mum would use it. We left the apparent in great conditions and clean, now they charged me for the cleaning again a new chairs and table for the flat. The owner of this flat used my credit card to buy his whole new furniture. Do not use this company. I am dealing with a fraud. The chair was lacking glue, Margo said we took the glue away from the chair. Do not book with this company. By the way there was hair in the bathroom at arrival."

    "I'd been really nervous of booking with Bachcare after reading reviews but they had the only dog friendly place that suited us.
    Turns out we had nothing to worry about. We got excellent communication from the property manager. She rushed to meet us at the property, was super friendly and helpful and even left us some homemade biscuits! She came back promptly when we checked out to make sure all was ok.
    Our bond was refunded super promptly too.
    The only negative about Bachcare was the costs - a $30 commission, linen, and dog charges. BUT when you book directly with Bachcare, those charges are clearly explained up front. And the Bach was still cheap enough for us to want it. We rent holiday homes a lot (in Australia and NZ) and this was one of the better experiences - was nice to deal with professionals.

Owing to our age and the work involved we entered into talks with Julie [a sales rep for Bachcare] Our annual no of booked and paid days per year was around 135 per bach. We used the website of Bookabach and Holiday Houses with considerable success and as Julie pointed out that by going with Bachcare we would be on the Bachcare web site as well [Bachcare took over our two websites] so of course we will do more business and with their expertise to offset the fees they charge. We had to pay a membership fee of $545. We went live with them on the 14th Dec 2014. We sat back and waited for the bookings to roll in. After six weeks they had just taken two bookings of two days each. Total four days. For the same six weeks the year before we had taken 22 advance days bookings both bachs. We terminated our arrangement and got our two web sites back live to us and it was then bookings as usual. Bachcare had contracted with us that they would use our cleaning contractor and refund us the charge to clean those two bookings. They did not refund us. We took a claim the the Disputes Tribunal for the refund also for the refund of the annual membership fee. We lost that part of the claim but Bachcare had to refund the cleaning charge. During the six weeks of this we dealt with six different employees of Bachcare. All previous had left. WE FOUND THEM TOTALLY HOPLESS AND DISORGANIZED. We would still love to know what happened to all the enquiries that our websites generated, did they book them in other baches???? My suggestion is if you want to rent your bach do it yourself on Bookabach and or Holiday Houses."

    "STAY AWAY FROM BACHCARE.... We arrived at the property and first thing we noticed was the wooden floor was sticky & dirty so the very first thing we did was vacuum and wipe. Their signage even caused an accident to my companion. Then we could not put most of our stuff in the fridge because the owner's stuffs are inside!. Agent was notified on these. Upon leaving the place, we cleaned and tidy up the place. Yet, they still deducted $20 from us for the cleaning services... It's not about the money... Really Disappointed......"

    "I've booked baches many times and hv been satisfied until I booked thru bachcare. They charge huge bonds and $30 booking fees. This is fine I thought as they provide a service and want to look after the proprties. Went for my weekend stay. Handed over the baches and manager said all's good. The next day they made additional charges of $100 and $120. They claim their quote was for less people than what I had. Excuse me? I already told them the no of guest I had. They quoted me a total cost for the stay for that number of people. And after the stay they make additional deductions. Tried to discuss with them to no avail. It's the computer system that sends out the quotes they say. Actual charges are more. It's in the fine print. Hello? Whose system is it? Be careful when you book. Also they make additional new deductions fr yr credit card. They do not take them fr your bond which is refunded later. Very unhospitable. Do not use bachcare."

    "I have used bachcare in the past and found them to be good to deal with, you do pay extra eg booking fees, but they do provide a service.
    This year (2013) I tried to book a Rotorua holiday home through Bachcare online. A few days later I received an email from Bridget at Bachcare stating that my booking could not be confirmed but no reason was given (yes the dates were available), I was also told my deposit had been refunded. 4 days later I spoke to Bridget who advised she had forgotten to refund me. The fact that I was $100\'s out of pocket, and without a reason for the declined booking request was very frustrating but this didn\'t appear to be of importance to Bachcare.

    "I would avoid BACHCARE like the plague and look for other service providers like Holiday Homes & Book a Bach instead.. i found Bachcare to be hopeless and on top of that they charged me a \'fine print\' booking fee and a Bond of hundreds of dollars for a 2 night stay @ $150 a night.. the actusl accommodation I booked thru them was great as was the localised service but that had nothing to do with Bachcare so only made them look worse in my eyes..... also took me 10 days to get my bond refunded... the competition is much better and dont charge ridiculous fee\'s or bonds. Wont be using them again if i can possibly help it."

    "Bachcare allows you to book online for xmas eve and xmas day but since they cannot have anyone there handing the keys over they want you to book it for the 24th as well. Understandable!

    However, Charging 1300$ for booking and bond before CONFIRMATION and then not communicating promptly, Hows that professional

    Lack customer service and need some major rewamping done on their website. Web allows you to book but unprofessional agents on the other line do not know what to do.

    Not only does the owner of the property loose business but also bachcare is sending out the wrong message in the market. Comapre it to holiday houses and book a bach atleast these businesses understand their customers ! Shame on you BACHCARE!"
