"Liz and Alan were amazing from the beginning.Great communication, came out to the house and looked at it so they could give a very thorough quote. They transformed our house. It had been left empty for a year before we moved in, and was covered in cobwebs etc. They washed it, cleaned the windows, the roof, the solar panels, the sunshades, driveways wall etc. They also added a few things that they realized needed doing, and didn’t charge us additional fees. As we needed a knuckle boom to reach the high places they planned their work so that the rental of the boom could be kept to a minimum. "I contracted Liz and Alan to wash my significant property which involved washing:
* the house from top of the outside gutters down to the ground, including all eaves, walls, windows and doors;
* 6 x louvretec roofing sections;
* three vitex decking areas;
* all driveway concrete and paths;
* all garden walls and planter bed tops;
* second house plus concrete decking areas, water tank and sun porch, pool house, glass surrounds and concrete surrounds and pool decks.
Liz and Alan worked diligently and tirelessly for 6 days to complete this job and ensured every area and aspect was spotless, which often required the hand washing of large areas.
The finished house and property looked absolutley amazing and like new and I could not have asked for more, all at what I believe was a reasonable price.

"Unfortunately while performing a house wash on my property approximately 32 edges of wooden pane windows were damaged by Alan due to the equipment and method used. I phoned Liz on the Saturday after the clean after seeing the damage and she was defensive and blamed the paintwork. My wooden windows were painted at the end of 2020 and have since been hand cleaned pane by pane twice by a professional window cleaner with no issues in February 2021 and April 2022. I had a glazier and a painter check them prior to contacting Liz again. Their opinions were that the paint lines on the glass had been removed in the clean and force with a brush/brush head.
I asked Alan and Liz again as agreed to come and view the windows so they could tell me exactly what equipment was used and the method they had used cleaning on the wooden windows.
Under the Consumers guaranteed Act tradespeople who provide services must offer services that are:
1) done with reasonable level of care and skill
2) fit for the purpose you and the customer agreed on
Remedies for problems are repair, compensation or refund.
Liz and Alan arrived and I expected them to have a close up look at the window frame damage and to be clearly told how they had been cleaned. Liz was defensive and was yelling at me so after requesting a photo of the brush I asked Alan to please come up and tell me exactly what was done and why if he started cleaning the windows and the paint was coming off on the first few panes he would keep going? The painter, glazier and I know reasonable care was not being taken as the windows were cleaned.
I have checked with two professional window cleaners and sent them a photo of the brush used. They have said non-professional brush heads which are not soft enough used on poles of long handled brushes where operator angles manually put too much pressure were not an option on wooden window frames.
In Conclusion
Alan and Liz have to this date accepted no responsibility for the damage to the windows and appear not to be going to change their method of cleaning wooden windows for future customers.
I am now faced with getting a painter in to do repair paint work at my own cost. It is difficult to get a painter for a small job at the moment so that is stressful.
The actual house wash, pagoda clean and canopy clean and driveway clean were done very well.
A proper walk around the whole house discussing cleaning methods together prior to booking this job would have avoided this situation. A simple rinse off of any house dirt from the windows with me organising a professional window clean would been the best option. Specialised window cleaners will use one of a few methods depending on window type including soft brush pole with ionised water, hand cleaning each pane with a ladder etc."

"A fantastic job. I highly recommend AWL House Washing. Alan and Liz are very personable; viewing the property in person, offering ideas for cleaning various areas, including the solar panels. They then gave an itemised quote, and we had them clean the solar panels, guttering, house including top and under side of a corrugated plastic/perspex verandah, and wooden fence.. Even the overlapping area of the verandah panels is clean. They went beyond the job spec, for no extra charge by giving the tiled areas around the house a light clean before taking photos. We would definitely use them again, and will do so when we need our roof and concrete areas cleaned. Our drinking water is from the roof, and we had to bypass the water tanks only as long as it took for the solar panels to be cleaned."

"Our house had very oxidised Hardiplank weatherboards, with black mould and pink mould in the colder, damper sides of the house, and there was also mould on the guttering. The paintwork hadn't been maintained for many years.

Added to this, we are just in the final stages of a renovation, so lots of builders mess and sawdust over everything.

"My situation was that my deck had been badly cleaned by another company. I had obtained quotes from three companies and none of them told me the process they would use to clean the deck in any detail except the company I engaged. The owner told me the process he would use briefly. I have done my own waterblasting on driveways, fences and my concrete garage in the past, (so know the hours and effort it takes to waterblast). I knew that deck cleaning is definitely a job for professionals.
I was looking online after feeling very distressed the day after my deck was cleaned, now with marks all over it and the mould still between the boards. My search came up with AWL showing a photo of how my deck looked, saying number 2 mistake!
So I rang them to ask if it was possible for it to be fixed. They came later that day and advised me what needed to be done to fully clean the deck so there were no unsightly marks and to remove the mould without damaging the wood.
The process was well explained and on the next suitable day weather wise they did the work. The work was done when it was best for my deck, not their timetable. They were transparent about the hours it would take and the pricing. They sprayed on a lichen and algae treatment after.
Their equipment is excellent. The other contractor left oil marks on my deck from putting his machine on my deck in two places. Their machine is on the truck and their hoses are longer.
It would have been great if I had known they existed to get an initial quote from."

"I contacted AWL requesting a quote to wash our two rental houses plus decks and gutter cleans. Liz came back promptly and we arranged a site visit. The quote came in straight away and the job was scheduled for a few days time. They did the job as arranged and sent the invoice with a comprehensive number of photos. It was really impressive how thorough they had been and how good it made the properties look. When I visited the properties a few days later I realised just how good a job they had done. "This is the second time we have used AWL House Wash. They were again very prompt in coming out, quoting on the job and scheduling us in.
The work was carried out on a house which is on three levels and had not had any maintenance done on it for years. The job was extensive, cleaning out thoroughly blocked gutters, washing and treating the roof and washing windows and glass panels on the balconies.
We will be using AWL to do this regular maintenance in the future.

"Liz and Alan spruced up our 20 year old cedar house and took it back to it's childhood! It now looks fresh and clean.
Despite the house being prepared for sale and machinery and equipment scattered, nothing was too difficult as they worked around the obstacles. Alan was quick to apologise because a small trellis at the back of house did not come out as well as he had hoped. This concern impressed me. To my mind, the trellis looked refreshed with colour that was not there before the wash.
Liz and Alan make a good team and warmed to us quickly. They were professional and hard working. They oozed confidence and appeared very confident about their work. The photos they showed of before and after the wash of other homes were helpful to view. Liz sent me before and after photos of our house.
While they were working, the house captured the eyes of neighbours and two real estate agents came over and asked to present the house for market. Credit to AWL for that!
I would certainly recommend them to others who want the same deal."

"Wow! It isn't often that you come across trades people that go above and beyond expectations in the way Liz and Alan do. My house, deck and surrounding paved areas were in dire need of a spruce up. "Liz came out and did a quote the same day as we contacted AWL. The quote was very thorough and itemised the different aspects that we were considering - gutter clean, roof treatment and they also identified that the cedar eaves and wooden pergola needed cleaning. AWL came and did the job within 3 days of quoting. The building looks absolutely amazing; the cedar eaves and pergola look completely different clean and the roof and gutters were all cleaned. AWL also did a light wash down of the building just to get rid of any residue from the roof cleaning. It sparkled in the sun the next morning!

"Wow - there is a reason why this business has such high ratings on No Cowboys! I figured you couldn't get this high of a rating on a public Website and not be very good.

They were very detailed in the washing of the house and took their time to ensure it was clean. They even made sure the grout in the tiles around the house had all of the mould and moss cleaned out. There is no mistaking that they take great pride in their work.

The roof treatment was painless and they were very careful not to dent the tiles.

When they were finished with the house wash and roof treat they accidentally spilled some solution on our driveway, leaving a small white/clean patch so they volunteered to treat our whole driveway for free! Couldn't have been better!"

"I got in contact with Liz and in no time she sent a very detailed quote along with suggestions and explanations of what needed to be done. She also followed up with a phone call to make sure I didn’t have any more questions. They managed to schedule the job according to our needs.
The end result was amazing. They even did some extra work that was not included in the quote to make sure the property was going to look great during the selling process.

"We decided to put our house on the market first thing Wednesday morning and needed to prepare for an open home on the Sunday. We contacted Liz and she came to the house within a few hours to quote (even more impressive considering we're way down south in Papakura). Even though the quote was a little pricier than we had anticipated we signed them up to start first thing Friday morning - and are we glad we did! This was money truly well spent! For a full day Liz and Alan worked on our entire house, deck, garage, garden shed, concrete paths & driveway and front fence - the results are incredible and far far exceeded our expectations! "Liz and Alan are an absolute pleasure to deal with. The job entailed washing and treating our 130 year old villa (including gable windows and chimneys that required time on the roof), plus extensive timber decking and fences, brick patio and paths, and our garage. I could not be happier with the result. Liz provided a quote based on 2.5 days work and that it is how long it took - the quote was very fair. The price was also fair (not cheap) because the job was top notch. Liz was very happy to explain the citrus-based products they use and why. This was very important to me - as a keen gardener I wanted to be sure that my precious plants would survive. My windows were left in good condition with no streaks so thankfully I do not now have to go and have them professionally cleaned."

"Liz & Alan gave us an accurate quote and spent a whole day cleaning our house and substantial wooden deck. Gentle with old windows; they look fantastic. (I did prepare beforehand putting towels under our old windows where the wind whistles in, and so they didn't leak.) They made gutters sparkle, and the house (we discovered under the layer of dirt and coal dust from neighbours' chimneys) didn't need a paint yet, just touch ups. Thrilled with their service. They stayed all day, 9:30 - 5:30 with few break times. Liz also cleaned our deck chairs, which I was about to toss out! Everything looks great, house responded to care.

This isn't a chemical wash franchise, and price reflects quality of what you get, and their service. Highly recommended."

"AWL did a great job, were friendly, and it is clear that they take a great deal of pride in their work. This is no quick \"blast and leave\" service; they waterblasted and then performed a thorough handwash of the exterior of the house, which I guess is why they cost a bit more than many of the other housewashing companies we contacted (they\'re worth the extra though). Only slight issue that we had was a degree of miscommunication about cleaning the gutters, which resulted in unexpected extra work for them, including having to rewash some parts of the house again, but - all credit to them - they did not complain about that, and they performed that extra work professionally. "Absolutely first class quality of work provided by Liz and Chris on two houses. Would highly recommend their services. Liz came and did the quote, it wasn't the cheapest quote I had but it was obvious at the time, the job would be done properly and to a very high standard. (The cheaper quote I had was not doing any of the brick work which most of the house is.) AWL went above and beyond what was asked for by doing an extra path and retaining wall also. The job was done very quickly after I gave the go-ahead and I appreciated the prewash checklist that Liz provided so that I could be prepared and knew what to expect. "I would highly recommend AWL to any potential housewash customers. Communication was excellent, I really appreciated the pre-wash check list so I could be prepared before AWL's arrival. The actual housewash of our two storey home took over 4 hours and was superb, a very thorough job, everything looks and feels amazingly clean and fresh. "We recently used AWL to prepare our rental property in Torbay for sale due to the fact that one of our family members recommended them. I was amazed at the result they achieved over a two day period to transform everything. Liz took the time to advise me on what should be done to create the best impact when selling and was spot on. The real estate agents were overjoyed and the property sold for the figure that was being asked in a very short period of time. AWL performed miracles and I will defiantly use them again and recommend them to anyone who wants a quality job at a fair price. They also notified me about nocowboys and I will always visit here when looking for other trusted trades people I may need in the future. Great job guys Thank You."

"Liz and her son did the job. Unfortunately despite what appears so far to be a reasonable job I won't use this business again and can't recommend them for the reasons below.

First the positives: they responded quickly to the request for a quote and completed the job within a week from the first contact. Visually the decks and house are clean and it appears to be a thorough job. There was a small loss of paint and plants,furniture and windows surrounding the deck were left with a yellow dust covering which we needed to hose down. I can't comment on the deck and roof treatment yet as it takes time to work.

The negatives all centre around professionalism: they arrived at 9.50 after saying they would be there between 9 & 9.30 and came directly through to our backyard (without knocking on the front door) with an unrestrained dog and smoking. Throughout the day there was a lot of arguing and an unacceptable amount of foul language from the son. This may not have impacted on the quality of the job but made it unpleasant to be around and I felt this was very unprofessional. When I said there was to be no smoking nor dogs on the property they did rectify it but not without pointing out that they'd never had a complaint before and that they would have mentioned they had a dog when they booked which was certainly not the case as I would never have agreed to an unrestrained dog on the property.

Finally when discussing the quote they commented on a competing business and suggested their nocowboys score was around the 30% mark. On checking later I discovered the business mentioned has a perfectly good score. Again I think this was not particularly professional.

In terms of pricing it was priced as a whole day job and I was told the roof treatment would effectively be complimentary. They appeared to work hard during the day and the job took 6 1/2 hours (10-4.30). Having checked other quotes it wasn't the cheapest and not discounted as suggested but probably reasonably fair. I did however expect a higher level of professionalism for the price I was paying."

"Absolutely first-rate. We have had quite a lot of maintenance & work done on our house & their work cleaning our courtyard, pool area, paths and walls was quite outstanding. Went the extra (several) yards and the overall experience was the best yet from NZ trades, by a pretty wide margin."

"AWL did a great job, very thorough and also threw in a small outdoor area and retaining wall and no extra charge. Communication was excellent, they're friendly, experienced and knowledgeable and gave me tips about other aspects of our house maintenance. Other house washing companies I've used just give the house a bit of a spray, AWL did a thorough job of washing every inch of it. Thanks Chris and Liz!"

"If you don't want bleach be specific as they do use it on gutters and hard to remove areas of stain on paintwork. Waterblasting also but I'm not sure what strength."

"Liz & Alan are a very professional couple who take their job seriously and have a great deal of knowledge about house washing and treatment. Their work is of a very high standard. I was really pleased with the final outcome. Having mentioned that I intended to paint the house, Liz recommended that would not be needed once they had finished and she was dead right. Money well spent. They also have this lovely dog who is just great with kids. I will definitely use their services again."

"Overall a very good job at very competitive rates. My only gripe is the length of time it took to get the roof treatment done (just over two months from the actual house wash and after I had paid) and the patchy communication over when it would finally be completed. I was twice given dates that it would be done, and twice they came and went without further communication, so I had to follow up. If the communication and timing issues can be sorted, this is a first-class service. Liz and Alan are pleasant to deal with."
