    "I have known John in another capacity for a number of years so I knew that I was getting a professional and organised builder. John was contracted to do a bathroom and kitchen renovation in a very specific timeframe. This involved completely gutting the existing kitchen, removing a non load bearing wall, removing a hallway hot water cupboard, arranging new pipework under the house, relocating a hot water cylinder, extensive electrical work throughout the house, gutting the bathroom, waterproofing, tiling and then installing new fixtures and fittings, plus lots of little things along the way as is normal in a project of this size. He provided excellent advice throughout the project, and made many recommendations that were spot on. When I got decision fatigue he encouraged me and helped me refocus, and explained the impact on why this was important, and made excellent suggestions. I made a few last minute changes and he handled these very well. He is a perfectionist and produces high quality work. He went above and beyond for me.

    John also has a great team of tradespeople around him - plumber, tiler, painters, electricians etc who all did an amazing job. What a hard working bunch of people. Each tradesperson was respectful of my home, and the impact of the building work on my daily life. They also all cleaned up after themselves at the end of each day. John co-ordinated his team of tradespeople and also worked with my chosen kitchen manufacturer and I am thrilled with the finished result. Each tradesperson told me that they have worked for John de Kwant for many, many years. They all agreed that he is great to work with and for.

    The project ran very smoothly, and on time. I have already discussed my next project with John and am very happy to use him again. John is such a nice guy, and a pleasure to have around and seek advice from.

    As a side note, I am totally mystified by the utterly vindictive comments made by a husband and wife team here on No Cowboys. I hired John because I knew that he does an excellent job. He has done work for other people that I know, and he takes great pride in his work. Unfortunately, not everyone makes the time to do an online review. John's workmanship is high quality, and this is what you want in your home. I am absolutely thrilled with the results. I am happy to be contacted by anyone who wishes to know more. John has my number.

    "John was involved through the entire project from quoting to final code of compliance. Through out the build he kept us briefed on progress, challenges and options. He was available over the weekend for project updates and he assembled his full team to help lift our spa pool in place, well beyond the project brief. He adapted his approach when we changed our minds on the design. Our extended deck has received many positive accolades from a design and workmanship perspective."

    "I have used John on a number of occasions for small jobs and also two much bigger jobs, a retaining wall project a couple of years back and a new deck that was completed a few weeks ago. I completely trust John with his advice and have no problem recommending him and his team. In fact, I have stopped getting quotes from him as we now do all jobs on a time and materials basis so I pay for what I have and take the risk away from the contractor. This is a win win for both parties but can only be done if there is complete trust. The deck project was completed on time and in the expected budget. I found the communication excellent, all aspects of the job were discussed and agreed and a sensible way forward was pursued. We have another larger deck project in the pipeline and have already spoken about JDK doing this job."

    "Working with John De Kwant is frustrating and stressful.

    We were naive to have such an opening contract with JDK, before this experience, we thought all builders can build the house at similar cost and haven�t done much research before engaging JDK. The experience with JDK was frustrating and stressful. ( To avoid the same experience, we recommend all people seek solicitor opinion before engaging a builder)

    John used to be very good in small jobs, however, the communication/experiences in big job was terrible where most of our requests were being ignored. And the cost of the job were terrible too. ___________________


    Cost increase from 10% to 100% in most items

    After we compare the standard concrete price of similar new build projects, most people were paying $220 - $230 including GST. We were charged $281.75/cubic meter including GST (which is likely at retail price) . Just the concrete and block grout is estimated to have an unreasonable cost increase of $4K. What was happening just from the start of the foundation work?

    The brick laying which is ordinary finish was ridiculously over $40k.

    He gave us a quote of driveway that is over $160/sqm, however, we finished our driveway including the excavation at $85/sqm including GST with the same exposed aggregate finish.



    We experience delay or problems with almost all suppliers / sub-contractors of JDK

    Unexplained / unreasonable subcontractor's delay including (but not limited to), steel beam, roofer, bricklayer, drainlayer, gib, stair, insulation �

    Two week delay in steel beam delivery �

    Builder told me (yes, John never tell you a thing directly) John said roof not working under rain, however, it was a rainy day when the roofers were coming back to finish the Job.

    Stair turned up 4 weeks after measure done.

    A whole month delay for bricklaying was unexplained.

    Front door turned up 5mm too long, and his builder spend almost whole day on it � John blamed the Joinery supplier for wrong size given in front of his builder .. however, John didn�t remember he text my husband the size that was exactly 5mm less three months ago.

    Instructed his drainlayer to change the water tank location, without consulting council if amendment is needed. We have to redo the stormwater piping. I am very surprising that as an experienced builder, John De Kwant don�t realize amendment is needed to change water tank location.

    John told his builder he wanted to change to Elephant board from Gib boards, as Elephant board can do delivery a week earlier (not a single word to us directly before he made this decision). Luckily, my husband insisted ordering gib � and surprisingly, gib delivery were just about three working days right after we asked for it. We later learned changing to Elephant board could be a disaster � we could have a failed post line inspection as the bracing of the house is designed with Gib not Elephand board, and then we might have to wait a few months for Amendment before we can keep things moving. I could be very surprised if John De Kwant don�t realize that!

    Insulation was done two weeks after measure, suprisingly slow.

    Please don�t forget John De Kwant kept his builder in our job no matter what happened, and charged us for the time spent.

    "John used to be very good in small job, and can tell you the approx. cost of all aspects of building sub-contracts instantly. However, in a large renovation that was cost plus, I was surprised that he started to forget lots of things, forget to confirm the cost of sub-contractor before they were started, forget to arrange a screen barrier on the deck which I reminded him several times from the second day of the project, and therefore caused slowness. It is even a big surprise that two months after the renovation completed, I received a plumbing invoice on the day I left New Zealand for two weeks and when John's team were working on another job of mine. Other than the communication and cost, John's team has done a good job."

    "I contacted JDK Construction through this website and have nothing but praise for this builder. Not only did John respond within the week to the request for a quote, he was able to meet me onsite a week later to discuss the job. My job was simple (relining the walls, insulating and lining the exposed beams in the roof) but bespoke on account of the strange house layout but after passing on what I was aiming for, he made sure the team delivered. He gave straight forward advice for other plans in the future and despite a number of unplanned events (ant nests found in the walls, surprise replacement of gas line for the oven, recutting curtain rails), John maintained his cool, got the job done, and kept me up to date with progress on his own time. When he wasn't able to be on the job, he left Andrew to manage who was just as able."

    "We advertised on No Cowboys for a Tradesman and JDK was one of a number who replied to us. John was easy to communicate with and his estimate was well presented and detailed so we understood all the costs, Extra work was always discussed with us .     "We had a retaining wall falling into disrepair that was also causing issues with the support of our deck. JDK Construction replaced the retaining wall and secured the structure under the deck. We are extremely pleased with how the job has turned out, excellent quality of work which has really improved the look of our section and no doubt increased the value of the property. I would highly recommend JDK Construction."

    "A friend recommended JDK when we were considering renovating. They said; \"he isn\'t the cheapest, but he does a quality job, it cost how much he said it would, he showed up when he said he would, his sub-contractors were all good AND he tidied up!\".
    We found every word of this to be true and I can not rave enough about this great guy and his excellent team. Our job wasn\'t without hiccoughs, but in John, you get a great project manager.
    We are now back in our house, the site is being cleaned up and the job is being finished.

    We asked for a fixed price contract and, even though we got a shock at first about how much these things really cost, we didn\'t get a shock at the end with unexpected or inflated bills - unlike so many of my friends who used builders who almost always quoted a cheap price to get the job, then charged double.

    Cheapest isn\'t always the best. Seriously consider this company.
