The uniform finish to gapped floor boards, required for the successor floor finishing works was achieved as we had hoped and the sites were left clean… and tidy, very minimal dust had to be swept from these dwellings.
Will use ABM again and recommend them for floorsanding, they have alot of knowledge with polyurethane floor finishes also.
Timelessness
We have had a lot of work on our house done recently and the tradespeople that we deal with all started circa 7.30 – 8.30am and obviously then work throughout the day – ABM Flooring seemed to work when they wanted to, not when we needed them to. As an example the following is the time that they commenced work/finished in… the first 7 days of working on site:
Tuesday Day 1 3.30pm – 5pm
Wednesday Day 2 10.30am – 3.30pm
Thursday Day 3 10.30am – 3.30pm
Friday Day 4 12.30pm – 4.30pm
Saturday Day 5 3.30pm – 5.15pm
Monday Day 6 Did not turn up due to illness
Tuesday Day 7 1.30pm – unknown finish time as we left the house.
Work continued on the house till the following Sunday!
What this meant was that a job that was probably at best between 6-8 days’ work – rolled out into them accessing our house for 12 days. When questioned around what time they would start – please see their email reply:

“Hi Grant,
I just kindly explain to you he doesn't work on your time, we usually ask client to give us a key. It already a little difficult he has to stop work at 3pm, and you guys living in your home while he works. But he accomdates for that not a problem.
He is working very hard for you.
I would say will be there around mid-morning.

As indicated above – he turned up at 12.30 – when the site was available from 8.30 am in the morning?
Respecting Property
Whilst working on our property, a lot of damage occured:
1. Blocked toilet – When we returned to our house we had to call in a Drain company, because somehow our drains had become blocked whilst we were away. Drain company indicated that a lot of baby wipes had being put down the toilet – which is strange as we don’t have babies and our youngest is 9 years old and we actually don’t have baby wipes in the house?
2. Broken garage door – our Garage door handle has being snapped off and we now need to get in a door technician to check on why the electric door mechanism is not working. Prior to our departure it was working with no issue.
3. Broken handle on garden gate. We had a new fence put up around our property including a gate – when returning back one day we discovered that the handle had being snapped off. This gate has literally only being in place 2 weeks before being damaged.
I would note that no damage has occured on any other occurence when we had tradespeople accessing our house.
Workmanship
We selected ABM flooring due to previous reviews confirming workmanship etc – however we are not impressed for the following reasons:
1. Staining of floor – patches where it does not appear to be mixed in correctly and miss-colors has occurred.
2. Replacement of Floor boards – part of the reason that we hired ABM was to replace and repair damaged floor boards – after spending circa 8.5k to get boards stained, sanded, polyurethaned and replaced as/where required – somehow ABM flooring actually left the most damaged floor board (X3) in site. Which means that in the middle of the kitchen – we have amongst a reasonably good looking floor– a couple of very damaged floorboards left in site – which ruins the job and the money spent on getting it done.
We are now organizing another firm to come in and review and see if these boards can be replaced and a localized staining/polyurethane can occur.
3. Holes left in floor – Before departing the house, we spoke to ABN Flooring (Pete) and he confirmed that he would be inserting cork into some areas where people had drilled through floorboards in the past (laundry etc) and accordingly didn’t need to replace those boards because they were out of sight – when we returned this had not being done and we still have the holes left there. On a couple it appears he tried to bog them up – but failed and the bog is actually falling out?
4. Polyurethane/staining – In the haste to get the job done, as this was being done by day 11/12 – jobs appears rushed and has stained some of the skirting boards.
So as stated above, sadly we can-not recommend ABM flooring for all the reasons listed above and would recommend that you use another firm.
We've never had a floor done with waterbase, and we are very happy with the results, it gave a beautiful finish and really shows the grain of the wood, giving a much more genuine feeling to the floor than the polyurethane finish.
There was always… someone to answer the phone, and the team often went the extra distance to confirm times and details with us in the evenings.

Sanding out our badly stained Rimu floors turned out to be a tough job, but Peter and his team did an amazing job and gave it three coats, all within time. The floor regained its natural beauty and we were shocked to find out that we had such a beautiful floor all along… without realising it.
We were so impressed by them and couldn’t let them go, so we begged them to work on our rental property’s Matai floor as well. They were able to squeeze in our sudden request in their already-very-tight schedules to complete the job in two days. We cleaned up and aired out the rooms the next day and the new tenants moved in the following day. It was a job well done!
We can’t rave enough about the quality, reliability and professionalism of Peter’s team. The best way to find out how good they are is to just call Peter.
