    "worst experience of my life, I got the crappiest deal ver, the quality of the house is a disaster, To cut a long story short, I had a Jennian house build by 1 of Gary Popham’s entities in 2004/2005. The quality was a disaster with numerous faults and items that did not work and after an argument, I refused to pay the final $4000 because he would not address these issues. He then placed a caveat on my land title!! I discovered that the Master Builders guarantee is not worth the paper it is written on if you make one tiny mistake!!!

    I have recently learned that I am not alone, with the issue of very shoddy workmanship, refusals to pay and Mr Popham placing caveats on numerous other property owners titles. A lawyer made me aware that Mr Popham has done this dirty deed with numerous EX customers! I have learned that it is very time consuming and costly to challenge these caveats. I had been in contact with Jennian Homes head office at the time re shoddy workmanship but they chose not to do anything, for reasons I was not informed of!

    HOUSE FAULTS

    1) During concrete floor construction - no allowance made for power inlet or water inlet, which meant hacking holes into the foundation, which needed repairing, power in water pipes at risk of damage due to their exposure.

    2) All (3) of the locking door handles in bathrooms/toilets replaced as they did not work.

    3) Main entrance door handle always catches, resulting in several attempts to get door open - every time!!.

    4) Many cracks showing around kitchen paint/plaster work.

    5) One of the south bedroom window frames is not flush to wall - large gap all the way around.

    6) 2 doors were hung wrong way round, one had to be changed to allow access, the other I said leave it as I didn’t want more damage! Should not have happened in first place if plan followed!



    7) All southside windows placed lower than plan - I said leave it because of more delays and damage that would occur. Should not have happened if plan followed!!

    8) Many cracks in plaster/paint work around door frames.

    9) Big crack showing in ceiling in garage.

    10) Huge crack showing on length of ceiling in lounge room.

    11) Concrete foundation wall has big warp in it at back of house, resulting in bricks overhanging and sagging!

    12) Many nails sticking out of concrete foundation wall.

    13) Guttering is loose again on western side of house, causing loud rattling when wind blows.

    14) Carpet not relaid properly around replacement hearth.

    15) Plastering around plumbing outlets needs repairing, very rough.

    16) Plastering under south facing aluminium door needs repairing, very rough.

    17) Foundation wall very holey and rough in places.

    18) Sliding rubbish bin draw fell out - only 2 small screws held it in place!!

    19) Door stops missing and falling off.

    20) Ensuite towel rail in wrong place - door hits it all the time. No door stop in ensuite.

    21) Missing light bulbs/heat lamps never replaced.

    22) Silicon sealer used around showers etc messy, cracking, unsightly and going mouldy, I now know it should not have been used!!

    23) Gaps in skirting boards in various places.

    24) Hole behind ensuite mirror never fixed.

    25) Hole behind splashback never fixed. This house will be a renovators nightmare in future!!

    26) Main toilet seat loose.

    27) Concrete floor wavy in places.

    28) One of the aluminium windows catches on frame in family room - will not open.

    29) Plumbers dug up concrete because pipes were all in the wrong place, concrete was never redone in kitchen and bathrooms resulting in showers and kitchen units installed on loose gravel!!! Is this legal

    30) Water pipes in ceiling not insulated properly resulting in pipes freezing when air temperature drops to - 6oC or below, not good enough!!

    31) Door between living areas jams in frame.

    32) Door to main bedroom jams in frame.

    33) Wiring and parts for Sky TV, not to Sky TV Networks Ltd specifications. The Sky TV technician had to replace many components and will not guarantee the work installed by your technicians. I expect a refund for this work undertaken by your technicians as it is totally inadequate.

    34) Floor is uneven above step from garage to main part of house.

    35) No overflow outlet on water tank.

    36) Sewage soakage system not installed correctly resulting in the system not working and raw sewage flowing down my paddock!! Not legal.

    37) Holes in the concrete floor under, showers, bathroom vanities and kitchen sink, rendering the flooring inadequate, due to concrete thickness being below 100mm or non existent.

    38) Where plumbing exits house, holes need filling and replastering. PLASTERED TO VERY POOR STANDARD

    39) Painted wall surface uneven in a number of locations, especially garage.

    40) Holes in wall in ensuite where mirror is and mirror too high. A BIGGER MIRROR INSTALLED TO COVER HOLE

    41) A large number of window latches lacking the plastic latching device on aluminium window, causing windows to not be properly sealed. SOME REPLACED, GIVEN SPARES BUT A LOT STILL COMING LOSE AND FALLING OFF

    42) Ensuite corner vanity and shower - unfinished. FIXED BUT MESSY FINISH WITH GORILLA SNOT (SILICON SEALER)

    43) Large gap under garage door allowing wind and rain to enter. TEMPORARILY FIXED WITH 6 X 2 BOLTED TO CONCRETE

    44) Tap between water tank and water pump in an inaccessible place and unprotected from surrounding dirt. PVC PLACED TO PROTECT TAP BUT STILL UNACCESSIBLE

    45) Piece of cedar above garage door split.

    46) Pre wiring for alarm system - missing.

    47) Gap in floor between aluminium door and floor in garage, very ROUGHLY PLASTERED

    48) No allowance for customer supplying all underground phone and power cables to the HOUSE and poor allowance for customer supply of mains switch board.

    49) No light bulb in washtub area. NO BULBS SUPPLIED

    50) No light bulb in main bathroom. Problem with wiring, light /heat bulbs blowing. SWITCHES WERE WIRED WRONG CAUSING BULBS TO BLOW - NO REPLACEMENT BULBS SUPPLIED

    51) No cupboard supplied for hob area of kitchen. DIFFERENT RANGE HOOD SUPPLIED TO FILL GAP

    52) Range hood incorrectly installed over hob area of kitchen. Bare wires inside range hood. MAJOR REPAIR NEEDED FOR WALLS/CEILING PAINT WORK

    53) Rangehood does not work - has never sucked anything - an investigation revealed flap jammed shut and ducting tub rammed down hole to motor, was kinked and holed.

    54) Waste traps outside of house are installed at uneven heights.

    55) Door bottoms not square, showing gaps underneath.

    56) Dishwasher not installed correctly, not secured to floor, allowing it to tip over. PIECES OF WOOD JAMMED BETWEEN TOP OF DISHWASHER AND BENCH - TOTALLY INADEQUENT AND HAS WORKED LOSE - VERY UNPROFESSIONAL!!

    57) No remote controls for garage door opener. NO COMPENSATION

    58) No consultation for tiles for bathroom and ensuite, tiles not supplied or installed for bathroom and ensuite. - NOT COMPENSATED FOR WORK DONE BY MY TILER

    59) There is a gap between the bricks and the window, on the south facing smaller bedroom, which allows rain and weather to enter the house framing. SHOULD NEVER HAVE BEEN A GAP IN FIRST PLACE - FIXED WITH PIECE OF MISMATCHED ALUMINIUM

    60) Rodents already inhabiting house! Can hear them in behind kitchen cupboards. Rodent accesses need to be found and blocked.

    61) Paintwork around edges vanities, kitchen units untidy, cracking and falling off.

    62) Spouting rattles noisily in the wind.

    63) Many interior doors warped so that they do not seal properly when shut.

    64) Main bathroom, has no Privacy set (no lock) NEW ONE INSTALLED BUT NOW DOES NOT WORK

    65) No door keys supplied, had to change locks.

    66) Super noisy water pump!!! The noisiest one I have ever heard!! Cheap crappy one that can be heard through the whole house!!!

    67) Pantry door hinges falling off.

    68) Insulation missing in parts of main house ceiling.

    69) Builders etc helped themselves to my topside without sonsent.

    70) Builders and subcontractors helped themselves to my tools and equipment with out my consent, especially my ladder and cordless drill.

    71) I was informed from the beginning that my house would be finished January 2005, every time I asked Mr Popham - he continually said 2 weeks!!! I finally rented out my house current house late March 2005, having already lost 2 months rent!!

    72) Mr Pophams subtracters severely damaged my fence surrounding my section - no compensation.

    73) Square post destroyed by bulders/subcontractors, not Mr Pophams property to start with.
