From the outset, we were impressed with Phil's professionalism, responsiveness and attention to detail. He took the time to listen, get an understanding of the background of the property in question, and schedule the inspection at a time that worked for everyone.
When it came to the inspection itself, Phil quickly identified serious concerns around moisture ingress, and some of the construction methods… employed, which he believed wouldn't meet code compliance for a habitable area. On his advice, we consulted the LIM which seemed to confirm a lack of the appropriate permits. We immediately withdrew from the sale, and feel very relieved to have essentially 'dodged a bullet' in not purchasing a property which was certainly not up to our required standards.
Interestingly, the property in question had been sold a few month's earlier, at which time it actually passed inspection by another property inspection service!
Phil's detailed verbal and written explanations made it easy for us to understand the issues, and clearly demonstrated his considerable knowledge and expertise. Given we withdrew from the purchase because of his findings, Phil even had the courtesy to reduce our fees from the 'Premium' to the 'Standard' report.
We're extremely happy with the service we received from CPIS, have no hesitation in recommending them to others, and will certainly engage them again.

"Phil gave a superior service by far! When Phil turned up for the inspection, the agent hadn\'t got the keys for the 2 flats as promised, so Phil inspected the half he could and returned a few days later without extra charge to inspect the remaining. He also gave great insight with a list of things requiring attention and how soon, talked us through them on sight and… answered all our questions over the phone in detail.
We bought the property and a couple of months later Phil was still happy to answer questions we had from the insurance company about wiring, roofing etc to help us get insurance.
The first inspectors we used before trying Cornerstone were slightly cheaper but the report was far less informative, gave less feedback when requested, and was generally unhelpful, so cheaper is definitely not better! This report was far better value for money despite being a little bit more expensive.

"When I met Phil about an hour or so into his inspection he walked me through his findings and we discussed some points in detail and he provided some good no nonsense advice.
The inspection report came the next day and again I was impressed with the level of detail and the quality and note that its the… best building inspection report I\'ve seen, very impressive considering it was such a fast turn around time and the quality and quantity of the content.
The day of the inspection did get rescheduled at a little short notice but Phil communicated this with me as I had expressed a desire to be present and we were able to meet up at the property at a mutually convenient time.

About us
I started my professional career in the building industry in 1987 as an apprentice bricklayer in the UK. Constructing new homes, retaining walls, foundations, chimneys, fireplaces and many other related projects during my apprenticeship provided an invaluable insight during the times of the 80’s ‘stock market crash’. I was requested to complete or rebuild many works left as incomplete when the work dried up for many other tradesmen. You could not pay for that kind of experience…
I travelled in the late 90’s within the UK and Europe working and experiencing many differing practices. I diversified into the window industry fitting double glazed aluminium and PVC, landscaping nurturing my love of horticulture this also involved retaining walls, drainage, pathways, driveways and everything in between.
I left Europe in 1999 and travelled using my trade skill knowledge in Australia and New Zealand, eventually settling in Auckland.
After an unfortunate back injury I trained as a residential property inspector in 2004 and I have to date, inspected and documented issues on over 6100 properties for prospective home buyers and vendors alike all across the greater Auckland area. That converts to more than three billion dollars of real estate!
