Phil is an absolute wealth of knowledge of most styles & time period applications.
Not once did he say to me "..Luke, I don't know". He always took the time to explain & answer my silly questions and was always so very thorough which allowed my wife & I to make quick on the spot deal making & breaking decisions when time was ticking for pre auction offers or pulling the pin last minute.
As the mental fatigue began setting in a year down the track, feeling like we were quickly becoming priced out of a market, Phil helped us realize on a couple of the places that a rash decision could end in expensive restoration.
Understanding this at a time when we were starting to fade during the whole process helped us to remove the emotion from the equation & be more rational for which we are eternally grateful for & most likely wouldn't be in the house we just bought but hemorrhaging cash on hidden sins on something that seemed like it would do.
Phil was punctual, affordable & best of all although we only paid for cheaper verbal breakdown options along the course of our home hunt, the minute we purchased, for a small fee we were able to gain a full comprehensive breakdown in writing with all photos included of everything he documented at the inspection which has become our full warrant of fitness of our new home & also a to do list of the little things Phil has spotted along the way which is absolutely priceless!!!
We appreciated Phil's non judgemental, Professional help & respected his honest opinions which I found myself asking him for more & more but ultimately we new the decision came down to my wife & I doing the best research we could (but Phil was always right haha) & would 100% recommend Phil anywhere, anytime!! 100%"Another great inspection. The report gave us the information we needed to go into negotiations with our eyes wide open and base our pricing on facts not just what we could see through "rose tinted glasses".
Last time we had Phil do an inspection we used the report as a "to do" list of things that needed to bo done. This meant that we could negotiate bundles of pricing with tradies and save money instead of getting the work carried out as we discovered that it needed… attending to.
This time we did not complete the sale as we needed to keep a small pot of money to attend to some issues. If we had not been aware of them (thanks Phil) we would have had to find extra money to get the repairs carried out. Vendor was not realistic.
We will use Cornerstone before every house purchase!!
You would pay $100 plus for an inspection on on a 10 or 20 k car why wouldn't you pay for an inspection on a big investment like a house. It's a no brainer.

I accordingly contacted Phil who quickly rang me to confirm all details and arrange a convenient time to complete the inspection, which took place quickly and within the time frame we required. We also wanted a Meths test completed, which Phil arranged at the same time. I was at the property… for other reasons when Phil arrived on time and as arranged and was impressed with the efficient and professional way he went about his tasks, including attending to some extra duties I had asked him to undertake. At the conclusion of his inspection he gave me a quick overview of his findings, which were duly confirmed in this report the next morning as promised. The results of the Meths test also arrived a day early, which was appreciated. Phil's report covered all the areas we wanted, expected and needed, was comprehensive, easy to read and understand with supporting photos, and most importantly included remedial action points where issues or problems were discovered. 98%"We engaged CPIS to inspect a property we were considering purchasing in March 2014.
From the outset, we were impressed with Phil's professionalism, responsiveness and attention to detail. He took the time to listen, get an understanding of the background of the property in question, and schedule the inspection at a time that worked for everyone.
When it came to the inspection itself, Phil quickly identified serious concerns around moisture ingress, and some of the construction methods… employed, which he believed wouldn't meet code compliance for a habitable area. On his advice, we consulted the LIM which seemed to confirm a lack of the appropriate permits. We immediately withdrew from the sale, and feel very relieved to have essentially 'dodged a bullet' in not purchasing a property which was certainly not up to our required standards.

Interestingly, the property in question had been sold a few month's earlier, at which time it actually passed inspection by another property inspection service!

60%"I have actually waiting to put this up to assess what he may of missed. Initially I thought he was fantastic except for the fact that he didn't bring a big enough ladder to get onto the roof and have a look. (which is actually quite important).

I would not recommend this company "Phil Tuttle responded:"Although we appreciate input onto the website, we also have to ensure that criticism is in fact accurate. If you have experienced concerns with the property you believe I have overlooked , you need to call me and allow me to assist. We have a relatively small time window to collect information and it is never an easy task to be perfect every time, but we try. I have reviewed the Standard inspection quickly and acknowledge the roofing height and access point was unsafe to achieve appropriate access. However, we carry a ladder size long enough (3.6 meters) to allow us to safely access a roofing system up to 3 meters. This keeps us within the OHC requirements and insurability which in the case of a fall may be reduced or even dismissed. The climb height details are in the table within our terms and conditions. The property generally had some significant items of required remedial work, and these have been included within the Standard report. I am taking the time to write this letter as I am concern that the feedback you have provided will be detrimental to my business and our good name as experienced professionals. The No Cowboys site is a fair way to get an opinion of which tradesman is which and we embrace the concept and have been asking everyone we inspect houses for to write into it. We have never had any reviews like this one, nor any complaints or bad feedback from anyone in nearly 7 yrs of trading as Cornerstone. 100%"We have been looking for a house for a while and this was our second property inspection but our first with Cornerstone.
Phil gave a superior service by far! When Phil turned up for the inspection, the agent hadn\'t got the keys for the 2 flats as promised, so Phil inspected the half he could and returned a few days later without extra charge to inspect the remaining. He also gave great insight with a list of things requiring attention and how soon, talked us through them on sight and… answered all our questions over the phone in detail.

We bought the property and a couple of months later Phil was still happy to answer questions we had from the insurance company about wiring, roofing etc to help us get insurance.
The first inspectors we used before trying Cornerstone were slightly cheaper but the report was far less informative, gave less feedback when requested, and was generally unhelpful, so cheaper is definitely not better! This report was far better value for money despite being a little bit more expensive.

The moisture detection reports based on each room in the house was easily worth the fee. I even looked at the same place that moisture was found and it looked ok to me - until CPIS suggested I look again - Great work.
They were very punctual, neat tidy, and used actual experience to back up their findings. The report produced at the end was 31 pages long and included… photos and a room by room break down (also exterior, foundations, ceiling, garage etc).

I have recently had the opportunity to use Phil for a personal… matter and being the client who has to make the decisions of what to buy, where to buy etc instead of the professional helping the client make those decisions is a different kettle of fish altogether. Usually I advise the clients to obtain as much information as they can about the property relying on the professionals (building inspector, valuer, council staff etc) in order to make an informed decision about the property. This time it was me actually making that decision and I needed to rely on the advice and experience of a well qualified and suitable building inspector so I called Phil. Not only did Phil provide the report we were after but was always available to answer questions I had following the report even though I must have asked the same question twice or three times as when you are in the buying and selling process yourself it can get quite overwhelming and sometimes you need information presented to you more than once! Constructing new homes, retaining walls, foundations, chimneys, fireplaces and many other related projects during my apprenticeship provided an invaluable insight during the times of the 80’s ‘stock market crash’. I was requested to complete or rebuild many works left as incomplete when the work dried up for many other tradesmen. You could not pay for that kind of experience…
I travelled in the late 90’s within the UK and Europe working and experiencing many differing practices. I diversified into the window industry fitting double glazed aluminium and PVC, landscaping nurturing my love of horticulture this also involved retaining walls, drainage, pathways, driveways and everything in between.
I left Europe in 1999 and travelled using my trade skill knowledge in Australia and New Zealand, eventually settling in Auckland.
After an unfortunate back injury I trained as a residential property inspector in 2004 and I have to date, inspected and documented issues on over 6100 properties for prospective home buyers and vendors alike all across the greater Auckland area. That converts to more than three billion dollars of real estate!
We are proud members of NZIBI New Zealand Institute of Building Inspectors and make myself available throughout Auckland. I love the variety property inspections provide and make myself available to undertake most home types through residential and light commercial.

Thermal imaging is a relatively new tool assisting us in the discovery of moisture and is helpful with insulation evaluation and electrical fault diagnosis. We use this tool in conjunction with all other methods for assessment for moisture ingress or leak event, but it has limitations.
