    "Don't buy from Golden Homes.
    Substandard workmanship, poor finishing, broken promises to fix there workmanship.
    Then Serene heater recall that they refuse to rectify even though heaters are now non compliant in NZ.

    "Poor workmanship and everything is a battle to get things finished. Never would I purchase another golden homes property, Simon literally laughed in our faces when we raise our concerns about the property."

    "promised to have all substandard work attended to but almost 2 years later nothing has been done. as for the warranty period of 90 days of completion of the build is nothing like 10 years.
    the paint inside and out is absolutely crap also the garage door closing pushes the Rockcoat plaster out and has cracked. We purchased this house with a so called builders warranty but they will not stand by their word, i would not recommend GOLDEN HOMES CHRISTCHURCH to anyone. Shame on you.

    "Although Gary is a lovely and charming sales consultant, the life of the contract went downhill drastically as soon as it went into construction phase. Once it left Gary's hands and the contract has been signed, it has been the worst experience and dealings I have had with a company ever.

    Golden Homes cuts corners, rushes, and delivers poorly. They have one job, which is to manage the extent of their subcontractors and the life of a project, in accordance with the relevant legislation, and they could not even do that.

    They do not care about their customers. They lie, cheat and rush to maximise their profits. Although the value may be captivating, you pay for terrible work and horrible customer satisfaction. They went for a Code Compliance Certificate when there were clear breaches against the Building Act (i.e. flooding on the property, a lack of adequate ground clearance, lack of sealant to wet areas e.t.c.) that was prescribed within the drawings and contract.

    Over 60 defects were sighted and I had to carry out the snagging myself, in accordance with MBIE guidelines. A standard house has anywhere from 10-20 with good workmanship, at the time of practical completion.

    Almost all other competitors get their own PM to carry this out whereas Golden Homes put the onerous on the homeowner (me).

    If you are not in the building industry and end up deciding to build with this company that is a plague on the construction industry, I would advise getting a specialist/consultant to act on your behalf.

    This has been a prolonged affair, for a dwelling that does not conform to the Building Act, and the provisions of the New Zealand Code. My total life savings legitamely feels wasted. This has been a stressful time, as opposed to an exciting opportunity on getting my first home.

    I intially had chosen Golden Homes due to their steel framing being a codemarked product and I was under the preception that they had a good level of finish and workmanship. Ironically and sadly enough, this is definitely not the case. The tried handing over a dirty house with a huge amount of issues and problems. They did not fiinish the full scope of works before demanding final payment. They did not provide consistent updates and were extremely apathetic when I was expressing any sort of concerns associated with the service that they were providing.

    Rationale for the following ratings:

    0% for reliability. They suggested initially it would be done in August. It is now December, and they still have not handed over. They have not finished all the defects, instead they decided to remove the defect/snagging stickers I placed when I walked through and pretend that I wouldn't notice (i.e. damage and cuts to the GIB board).

    0% Quality of work. I initially thought they were one of the higher quality housing companies but unfortunately, they are not. The extent of the house I had built with them, does not conform to the relevant standards (as aforementioned), and they cut corners to expedite the process of getting a code compliance certificate, rushing the customer in order to try and reduce costs and try to blindsind the customer.

    50% value for money. I designed the house for $560k, $20k variations to the contract. I am intending on liquidating it as it brings too much stress looking at all the imperfections and defects that they have not rectified. It has not been built with care or with any level of standard practise. I received an evaluation from a real estate agent, stipulating I will make $620-640k. Not worth the stress and self-induced migraines at their overwhelming incompetency throughout the life of this contract however.

    30% for communication. Initially I was getting updates ever week or two. After I had a dispute with the PM, I was in the dark for the remainder of the project (about 6/12 months) they stopped communicating with me. They would only communicate with me if they wanted something, i.e. money/payment even though I was constantly chasing them up and trying to get things fixed and rectified. Ensuring that the project was going to be successful and delivered (maybe not on time, but at least a standard level).

    "I had Southern Response / Arrow nominate Golden Homes to rebuild my quake damaged house 2 years ago. I was happy enough with their progress (everything went according to schedule and actually was completed 2 weeks early). I was also happy with the finished house on the whole. But there was a few seemingly minor things that weren't right and I have been battling with them ever since to try & get them repaired. I got some of the things sorted finally, but still a few things that I am banging my head against a brick wall with them about. Their manager is telling me that they have repaired them to a "satisfactory standard", but my measurements clearly show that nothing has been done and it doesn't meet NZ Building Guidelines. As I don't hold any money back on them, I have no real leverage to force them to do these repairs. Southern Response obviously doesn't either, as they are going to offer me some sort of cash settlement to shut me up now."

    "We are red zoners who have moved from Dallington, to Wigram Skies. Golden Homes gave us great advice from the get-go. They helped us out with our insurance company so we got the best outcome from our payment. The sales person showed us through their Showhome in Wigram which has a standard specification, so we knew exactly what we were getting in our new home.
    While it did take a while to go through the consent phase with the council, the house was completed in the timeframe Golden Homes gave us.

    Happy all round - would highly recommend!

    "After the Christchurch earthquake my house was deemed a rebuild. So was given the task of choosing a company to build with, I mistakenly chose Golden Homes... When I first meet with Sharon Alexander at Golden Homes she was all very positive and helpful. So Golden homes was on my short list. Before going with them I also spoke to the boss Graeme Odams and had him come out to my home so I could inform him of issues that would need sorting. Graeme Odams was very quick to point out that his background was in law, which I felt was a positive. I have a retaining wall at the back of my property that would need to be fixed up and also wanted to add another retaining wall (at my own cost) behind the existing one. Which had to be done while the house was gone as its not possible any other time as there just isn't enough room.

    Graeme said he was more than happy to help with making this happen. A couple of days later I rang Graeme and said if he could help me with the retaining wall I would go with Golden Homes, he said he was happy to help and wouldn't leave it to me to sort out, well that was the last time I ever heard from him.

    Sharon was the person I dealt with at Golden Homes who would have been happy for me to hand it over to her and I basically have no input in my own house, in fact stated to me that people just leave it with her and she sorts it out, people are very happy in when the house gets handed over to them. I guess where I went wrong is I wanted input in my own house.

    I found her to be rude, unhelpful and uninformative. For the first couple of months I only had her to deal with for ideas for the layout of the house which weren't that great. It wasn't till she sent her/my ideas to the drawer that some better changes came back. The kitchen plan I didn't like but Sharon couldn't or wouldn't come up with any better options, so I got a kitchen place around to come up with some ideas which I liked one, so I ended up giving that to Golden homes which I used.

    Every idea I had Sharon was negative about, when I wanted things back in the house I already have she said things like we could try and sneak that pass the insurance company.

    Never got offered the drawings house plans to take home and look at, only after I asked for a copy which she photocopied a A4 sheet for me did I get a copy. Wasn't till about 4 months in that I found out that there was a standard set of items that get put into there homes eg 18 house lights, bathroom fan extractor etc, would have thought that any professional company would have informed there customers of this from day 1.

    Whenever I asked about the retaining wall and what to do, she kept saying things like we would deal with that later, she did send someone out to look at it but that was it, when I tried to ring Graeme Odems about it, I had to leave a message and instead of him ringing me back he got Sharon to ring me instead. So he wasn't even interested in talking to me.

    I felt as though If I was a man I would have been treated better, she just had no respect or professionalism. Last time I went to see her to add items to the house she kept us waiting 30 minutes. When asked if those changes would be added to the drawing plan she said no that there was no point at this point in time and it cost money every time that it got sent back to the drawer, also that GH hadn't been paid by the insurance company yet, which was a lie as I had spoken to the insurance company who had said that they had paid for the drawings. During this conversation she made a flying statement that she was 'over it', real professional. Not really sure what she was over as I hadn't been that demanding, just was trying to get information.

    By this stage I felt she wasn't helping me at all so I asked the insurance company if I could deal with someone else at GH they said they would give GH a call and sort something out. GH decided that I was a difficult customer and no longer wanted to deal with me. They pointed out that the retaining wall was going to be to difficult and the fact that it was a cross lease section was also going to be a problem. All of this they knew from the beginning.

    Amazing company, I would highly suggest anyone looking at going with GH to think again, you will be wasting your time, frustrated and disappointed.

    "We approached Golden Homes to build a new house for us after we were red zoned by the Christchurch earthquakes. In our case we had an existing house plan we wanted to use. We sent GH some section choices and asked them if they were suitable to put the house on. A section was settled on and described by Mary Jayne Johnson as "not 100% but close enough." GH had had our house plan for around 8 months amd MJJ showed up at our house a couple of weeks after we had paid for the section. MJJ asked us "which parts of the house do you like." We told her "all of it." She wanted to trim bits here and there and told us we would be driving into the garage on a funny angle. We asked what was the problem. Bottom line the house did not fit. We suspect that MJJ had failed to site our plan before advising us on the section. We set up a meeting with Graeme Odams the manager and at that meeting were made to feel that it was our fault and they had done nothing wrong. We asked mister Odams if they would purchase a new section for us and we would sell the existing one which they would receive the money from with worst case scenario they would be left with a section that they could sell as a house land package. His reply was, "I could but why would I want to do that." We then complained to the owner Pavlos Van Aalast but he stood up for his staff, wrote back about two lines saying it's obvious our relationship has broken down and we can no longer work with you. Your refund is in the mail. So we took them to small claims court and won. However the compensation was small as despite agreeing with us on all points it seemed that GH had not broken any laws in what they had done to us."

    "I have had a series of ongoing problems with building with Golden Homes. Following snow and earthquakes I had damage to my roof. EQC came and inspected damage caused by the earthquake and did a thorough assessment. However, we had leaking in the roof/ceiling in parts of our garage and EQC felt that the builders had placed the valleys too low in our roof - which when looking at roof there are noticeable light spaces in areas. I phoned GH and spoke with Jenny who was totally unhelpful and told me that other GH people had had similar problems (so not the only one!) and she advised me to contact my inusrance. My husband and I were under the impression to contact and assured that we would the quality of the workmanship and materials used on the house would be guaranteed for 7 years post house build! Well so wrong were we! The only great job GH did was to suck us into building with them - so for all you people that are considering going with this company I would very seriously advise you to look elsewhere. Do not be sucked into empty promises - only one thing they are after and that YOUR MONEY! PS - Our issues started with crooked house foundations, kids working with subcontractors on the property (doing foundation) and shocking roof tiling job done to our house - 2 of the most important jobs to a home."
