    "I have been a client of Property Solutions for many years and have had many inspections carried out.

    In my dealings with Property Solutions, I have spoken with Melanie on many occasions and have always found her to be pleasant, cheery, helpful, knowledgeable, attentive and responsive to my questions and requirements. I have engaged with Rod Pratt during inspections and found him to be thorough, professional, knowledgeable and helpful. With the new Seismic (IEP) requirements, Rod and Melanie were onto it and knew exactly what was required when I first encountered the need to have one of these assessments carried out.

    When I proceed with any investigation, I do so knowing I have Melanie and Rod there to help me cover off one very important aspect of any purchase.

    I always come away from these inspections with a detailed report that explains with photographs any areas of concern and any items of maintenance that need to be planned/budgeted for.

    "We had our roof redone by Property Solutions, Thanks Rod, He gave us a quote really quickly, we were happy tp pay the deposit and asked them to start- we were impressed with his workers, how polite and punctual, simply getting on with the job. When rain threatened they worked until 8pm to get completion. Wow! Well done, the roof looks great, we would have no hesiation recomending them to others - Thanks again Rod and your team for your expertise on our tricky roof. Which other companies did not seem to keen to touch."

    "We had Rod Pratt provided a builders report which was very detailed and specific. Several faults were noted which we were able to negotiate a price reduction on the house purchase. Rod arranged for all the work to be done prior to our moving in. We were impressed with the professional services and communications during the procedure."

    "Recently I had a building inspection done on my new home, by Property Solutions (09) 818-4873.

    I was happy with their service. No doubt a few months later, I rang them up again and wanted to get one of the defective items fixed.

    The quote came through, $2,418.

    I thought: "Certainly expensive to fix rot in the weatherboard, however Property Solutions are the professionals, they know what they're doing." So I happily signed the quote and approved the work to go ahead.

    The contractor arrived, 4 hours and 4 pieces of timber later, he advised it's done! Only then I realized I have been ripped off with such a simple, small job in comparison to the price!

    Being a typical young woman, I didn't know how complex the job was going to be. Therefore, I emailed and asked for a complete breakdown of the cost. I wanted to make sure the price wasn't a typo/error.

    Property Solutions failed to provide me any more information than the initial scope, which is generic and short. I then called their accounts manager on the phone. She simply refused to provide any information on what cost what. And repeatedly mentioned they often under-quote. In those instances they still do the job, and the company make a loss.

    I left the phone conversation puzzled... Is she saying in my case, they over-quoted If they have quoted fair and square, why do they refuse to give me a breakdown I am writing to warn everyone: do not go to Property Solutions before getting a specific breakdown. Their generic one-liner scope simply covers their reckless pricing method.

    This is a follow up from my last comment. After weeks of calling them and emailing them, I decided to send them the ultimatum – If I don't get a reasonable response or invoice, I shall seek legal advice.

    Surely the owner paid us a visit Monday morning. He had a look at what's been done and decided the work was FAR from completion. He would like to come back to complete the work.

    I refused, due to the non-existent communication for the past few weeks. He agreed to send us an amended invoice with breakdown.

    It has now been one month, I still haven't received any invoice. I called them a few times, the receptionist and accounts manager gave me the same reply every time: they are working on it. Will send it asap.

    But nothing ever came through. I am not complaining.

    Just to let everyone know, such ridiculous business practice exists and survives well in Auckland....

    "This customer received and accepted a detailed written quote. They did not want an hourly rate or charge up job. The work proceeded but due to an office error was invoiced prior to completion. There was no complaint regarding the work, it was to industry standards only the time it had taken. She suggested now that there should not be a quote but an hourly rate. Our manager visited the site and informed the client we were happy to complete the job before payment was required. She refused to allow the job to be completed as per the quote. To simplify matters a 50 discount was made on the contract price which was happily accepted. Therefore her comments above are quite inappropriate. Our efforts to complete the work were refused. A more reasonable approach would have been preferred. "

    "Be very careful to ask in advance what their charges are. I didn\'t ask and end up with a nasty surprise when I received the bill. I\'ve been billed $233 for a guy to turn up and apply a small amount of sealant for half an hour onsite. This simply doesn\'t come anywhere near my definition of reasonable. I will never, never, ever deal with this company again.\r\n\r\nThe work the man did is probably fine and he was good to deal with. I\'m just really really taken aback by the bill. Their $120 call out fee is twice what I was expecting to pay. It includes the first half hour of labour BUT the half hour includes time spent travelling to and from the job ALSO they include a travel charge of $25 - plus there was a charge of $25 for materials and a charge for an ADDITIONAL 30 minutes of labour @$75 per hour.\r\n\r\nTo their credit they did agree to send someone out on what must have been a very busy rainy day. \r\n\r\nThey estimated that they would have someone onsite by 4pm. They didn\'t arrive until 5pm when it was starting to get dark, which wasn\'t ideal. I had to use my torch to show the man where I thought the problem was. The man was able to identify that some of the iron showed signs of rust and that pieces would need to be replaced and that he could seal it immediately as a temporary repair until proper repairs had been made. This solution was applied and I was happy with the temporary solution. Overall he was on site for about half an hour.\r\n"

    "Customers are always advised re the call out charges before sending staff out. Many companies cant be bothered with small leak faults which can be tedious and frustrating for all. We try to offer a reliable and efficient service for which most are really appreciative. It appears the customer was happy with the service but does not appreciate the costs of providing such a service. We will keep trying."

    "I would not use this company again and would warn others away from them. Our roof was supposed to be repaired and painted and gutters cleaned. The roof was repaired and washed okay (we assume) but the gutters were not cleaned until we complained several times ( grass was visibly growing out of the gutters). The guy who spray painted the roof chose a windy day and did not control the spray very well resulting in the dispersal of green spray paint over our yellow weatherboards and white windows on one side and on a plastic roof surface over the deck. ( I have photos of all this ). Nothing was said about this at the time until we complained. At this point the original painter came back when we were not on the property and tried to sand off the paint from the weather boards and window frames using a brillo pad and sandpaper which he then dropped on the grass. To be fair another guy from the painting arm came out within a reasonable time frame and had a look and admitted that it was unsatisfactory (his own words) plus the MD Rod Pratt came out. However Mr Pratt was unapologetic and aggressive and implied that we were being difficult and that none of this was out of the ordinary. Despite the fact that we were very angry about the whole thing he made no effort to apologise and his general customer manner was very poor. Again to be fair the company tried to make amends by finishing the paint job and touching up the weather boards. However again this work was shoddy - the man lied about a second coat of paint having been applied to the roof (the paint was locked in our garage when it was supposed to have been done) , the touch up was patchy and removing the paint from the plastic consisted of a solvent and brillo pad which has left scratches all over the plastic. At this point I had had enough and accepted that this was an expensive mistake. Subsequently I have got another paint firm in to finish things off. I do not usually complain about tradesmen but this level of work is appalling plus the way we were spoken to by Mr Pratt has prompted me."

    "Disappointing comments as every effort was made to correct some overspray caused by wind on the day We requested to put the job on hold until more favourable weather but the customer insisted as he wanted to advertise for sale. This client wanted a mini minor turned into a Rolls Royce for a bargain price to enable a sale. We are registered Master Painters and the Caves name would not have lasted for 40 years with \'shoddy\' work. The work was completed in accord with the accepted quote and every effort was made to keep this client happy. "
